including home additions, driveway permits, garage conversions, and full home remodels.
All plans were prepared by Luis F. Miramontes and approved through the
City of Portland BDS.
Quiroz Driveway
Project Description:
Addition of a second curb cut and new driveway access for an existing residential property.
Jurisdiction:
City of Portland, Oregon – PBOT / BDS
Site plan drafting included curb cuts, driveway layout, and parking configuration.
Plans were reviewed by PBOT and approved by the City of Portland.
Diaz Home Addition
Project Description:
Second-story home addition with three bedrooms and a second bathroom.
Expanded first-floor footprint, kitchen, utility spaces, and added a new covered porch.

City of Portland, Oregon – Bureau of Development Services (BDS)
Complete permit-ready residential drafting services included site plan, floor plans,
foundation, framing, sections, details, and exterior elevations.
Magadan Home Addition
Project Description:
Garage conversion to Bedroom #3, second-story addition, expanded first-floor spaces,
new front porch, and removal of existing carport.
Jurisdiction:
City of Portland, Oregon – Bureau of Development Services (BDS)
This project required coordinated residential drafting to meet zoning, structural,
and permitting requirements for approval.
