All plans were prepared by Luis F. Miramontes and designed to meet local jurisdiction
and permitting requirements.
Holzmann Two-Story Home Addition
Project Overview:
Two-story rear addition creating a new kitchen, master bedroom and bathroom, remodeled interior spaces,
basement bedroom with egress window, and new basement bathroom.
Scope of Work:
Permit-ready residential drafting services included site plans, floor plans, foundation, framing, sections, details, and exterior elevations. Permit was expedited for construction approval.
Jurisdiction:
City of Portland, Oregon – Bureau of Development Services (BDS)
Columbia-Inn Bathrooms Renovation
Project Overview:
Renovation of 22 hotel bathrooms, plumbing fixture replacements, party wall upgrades,
and new exterior elevations with additional windows.
Scope of Work:
Professional drafting services included site plans, existing and proposed floor plans,
sections, details, and exterior elevations for permit approval.
Jurisdiction:
City of Astoria, Oregon – Building Department
El Campesino Food Market
Project Overview:
Light commercial renovation adding a separation wall to create a commercial kitchen
for “to-go-only” food service while maintaining grocery operations.
Scope of Work:
Drafting services included site plan, floor plans, sections, and details. Food permit was coordinated with the Oregon Department of Agriculture.
